Sellers, it’s your Dime: Insist on Quality Service!
Sellers, you are paying your agent a considerable amount of money to get your home sold, quickly, efficiently, and at the best possible price. Why settle for sub-standard service?
When representing a buyer, I occasionally find myself working with a listing agent that is downright incompetent or just plain lazy. You know what I mean; the property photos are terrible, my phone calls and emails are ignored, the property is difficult or not ready to show, when I finally receive disclosures they are incomplete, and I have to beg to get any information or signed forms I might need to successfully close the transaction. No seller deserves sloppy representation that can actually jeopardize the success of their sale.
For many sellers, especially first-time sellers, I’m pretty sure they simply don’t know any better. So here are a few tips for sellers about what you have a right to expect from your listing agent:
1) Your agent will present you with a marketing plan prior to your signing a listing agreement.
2) He/she will be accountable and you will know how often they will report to you on marketing progress.
3) Photos posted on the MLS will be in focus, and properly exposed and should serve to illustrate the best aspects of your home.
4) Your agent has suggested cleaning, repairs or staging to help show your home in its best light.
5) He/she will respond promptly to inquiries from potential buyers or other agents.
6) All contracts, disclosures and closing fees will be carefully explained to you and completed on time. Any questions you might have will be promptly addressed.
7) All offers will be promptly presented and your agent will advise you on negotiating a counter offer if necessary, to achieve the best outcome for you.
8) Once in escrow, your agent will be in frequent contact with a progress update.
