What 1 item, can sellers do to improve the chances of selling their home quickly?
When I am listing a property, I ask the sellers that question, then wait for their response! Usually, it is a blank stare, or the comment, "That's your job, to sell it!"
When I was small, my grandmother had a saying, that I thought was very morbid....."Never leave home, until the home is in dying condition!" What she meant by this, was always make sure the house is clean and straight, beds made, dirty clothes out of sight, dishes clean (or indishwasher), trashcan empty, newspaper folded up in basket, dog in crate, vacuum run, etc.
My grandmother's house was always spotless.....I wish I had learned that from her!
I tell my sellers, that if they will do that for a couple of weeks, we will get the house sold! I have a job to do.....getting the word out that this house is "For Sale!". They have a job as well....keep the house in showing condition. The one morning they leave the house in a mess, is the day I will received two or three calls wanting to show within an hour. It never fails!
You have to assume, they have cleaned the house before meeting me for a listing presentation. It usually is "spotless". Even so, I walk around the house, and make a list of items that need to be put away, packed up, decluttered, depersonalized, removed, cleaned, pruned or whatever is needed to improve the looks of the property, both inside and outside.
Remember, a buyer is 50% sold (or not) before they get out of the car! So, put the garden hose away, kids toys in the back yard, cover pealing paint, wash the front door & storm door.....
How do I get the sellers to agree with all this, you ask? I make them walk around with me, and as we stand at the front curb, I usually ask the husband, "What can we do to improve the vision the buyer will get when they pull up in front of the house?" They usually come up with more than I do!
Again, make your house ready to show, AND KEEP IT THAT WAY!
