Buyer's Must Haves = Chandeliers and Model Railroad Rooms?

One no-no that Learnvest suggests is forbidden is ornamental lighting (Bianchi.2014). “Some people go all out when decorating a dining room, but the next owner may want to turn the dining room into a bedroom, so it’s often a waste," Rockower of Learnvest states.  Even though you may think this chandelier is the best thing since sliced bread, the next guy may think it is hideous. 

 

So what are you supposed to do?

 

Try to suit your needs for less, especially if you plan on moving one day.  Unless, I suppose, you decide to take the chandelier with you. Which, I guess, stranger things have been taken along when someone vacates a residence.   Most people do not take such items with them, however. So, it is wise to think ahead. Calculate the cost of the renovation versus the time spent in the home. Also, realize that this type of renovation will not typically make or break the list price of your home. 

 

     Another renovation “Don’t” is converting a bedroom into a personal interest room such as a library or hobby room. Once the room becomes personalized it is harder to sell it to someone who may have different interests. Besides, most people do ask for that extra bedroom not a model railroad room  - right?   At least in this case, the owner planned to pack up the room and take it along. There was substantial work to be done in this room to convert it back for the interested buyers, though.

Yes, David. Some excellent advice here. A buyer's wants and needs my be very different from that homeowner's. I always tell my sellers to remove expensive chandeliers, and curtains, or any other items, since buyers may want them if they see them in the house during their tour of the home.
