It's a Great Time to List Your Home!

So, the dust has settled following holiday fun and you are settling back into a new routine.  You have organized your home and are currently setting your goals and expectations for 2014. You may be considering a move this year. If so, February and March are great months to list a home! Many people think that it is important to wait until late spring and early summer, but there a few reasons that winter (after the holidays) may be a great time to list your home!

First, there are serious buyers out there! My phone has been ringing constantly.  I have buyers who are pre-qualified and actively seeking the perfect home to suit their needs.  Is it your home what they've been looking for?  With low interest rates and reasonable prices, these buyers have a lot of reasons to move now.

Second, there is less competition on the market than there will be three months from now. There are great listings still waiting for buyers, but the numbers are nowhere near where they will be in April and May. Greater choice on the market makes it difficult for your home to stand out.

Finally, if you are planning to buy after your home sells, this is a great time to begin the process! Interest rates are very low, hovering around 4% (30 year fixed)for many lenders. With rates like that, it is a wonderful time to buy a home and lock in that rate for the long-term. Buying your dream home now makes a lot of sense. For example, a 30 year fixed mortgage in the amount of $250000 at 4% amounts to a monthly note of only $1193.54 (not including taxes and insurance). The same mortgage at 7% (still a traditionally low mortgage, but much higher than current) would cost $1330.60 (not including taxes and insurance). I can think of a lot of ways to spend that extra $137 per month!
