What's the Difference Between South & North Facing in Palm Springs, CA

Lets face it, in Palm Springs everyone What's the difference between South & North Facing in Palm Springs CAis here for the sun! January kicks off the start of our busy season in Palm Springs, California. Snowbirds and second homeowners are flocking to the warm desert sun from the winter chill of Canada, Alaska and other parts of the country. If you consider purchasing a home in the Palm Springs area, we refer to the direction of the backyard as the orientation of the home. You may wonder, what's the difference between South & North facing backyards? Why do snowbirds and second home buyers prefer South facing? During the winter months, a South facing or West facing backyard will receive the majority of the winter sunlight hours, giving off lots of warm, sunny light. The downside is you also have all of the sunlight in the summer months too, so you better be prepared with shade and window coverings. There is a significant difference in temperature from a South facing backyard to a North facing yard. A South facing backyard will be anywhere from 10 - 20 degrees warmer during the day. That means it could be 60 degrees in a North facing backyard compared to 75 degrees in a South facing backyard. On the other hand, permanent and full-time homeowners would much rather go for the East or North facing backyard any day for cooler temperatures. To full-timers, the cooler backyard in the summer is more desirable since temperatures start to warm up as early as April.

Another big plus of South and West facing backyards are the mountain views! West views have the super San Jacinto Mountains as a backdrop and South views include the exquisite Santa Rosa Mountains and even the Chocolate Mountains in some locations of La Quinta.

Tina, while this is a consideration to some of my buyers I think they gloss over the concept of orientation of the home on the lot, your explanation really puts it in perspective and understandable in a more practical way.  Great job.

Thanks for your comment. West facing is very similar to South facing here in the desert and East would be similar to North. South and West also have better mountain views here in the Coachella Valley.
