After billowing up in November, the number of average sales price of closed sales of single family detached homes in Livermore declined in December. However, the number remained higher than the price a year ago. Closed sales also fell significantly in December and were remarkably lower than a year ago.

 

The number of closed sales declined by 28% or 16 homes in December, there were 50 sales closed for this month. It was down from 69 closed sales in November and 76 sales a year ago. The average sales price in December was $570,000, it was 10% or $65,000 lower than $635,000 in November but it was still 14% higher than a year ago. The average sales price per square foot was $345, it was 27% higher than in November's $318 and $76 higher than a year ago ($269). The average sale in December was for about 101% of the list price, up from about 100% in November.  There were three sales for more than $1 million in December, three fewer than in November.

 

Closed sales during December were available on the market for 23 days, on the average, one less than in November but 14 days lesser than a year ago. Only one home was distressed, down from five in November. The average age of closed sales in December was 42 years, up from 25 years for closed sales in November.

 

The neighborhoods of Springtown, Sunset West and Amber Ridge all showed strong activity for the month of December.
