The Rhinebeck condos and townhouses market update.

During 2013 the Rhinebeck condos and townhouses were a hot commodity. There were many resales at The Woods, the older phase at the Garden at Rhinebeck, as well as  new sales at the new phase at The Gardens at Rhinebeck.

          Rhinebeck condos

 There were 27 units sold in 2013 when compared to 15 in 2012.  Of the 27 units sold in 2013, 1 was a townhouse and 26 were condos.

13 of the condos were priced under $300,000 and ranged in price from $200,000 -$294,000.  The majority of which were about 1194 square feet and were not end units.  There were 4 with square footage of 1415 -1485 ranging in price from $245,000 – 294,000

Of the 13 units which sold between $305,000 – $350,000, 11 were end units.  The square footage on these units fell between a range of 1348-1548.

The list price to sale price was 96 percent.

From the report it can be concluded that the square footage and whether a property was an end unit or not impacted the the price.

2012 Sales

Average List: $288,633                    Average Sold:   $276,610

Days on market: 122                       Average Sq.FT:  1343

Average $ per SQ.FT: $215           Average $ sold Per SQ.FT  $ 205

Active Rhinebeck condos and Townhouses

At the end of 2013 there were 3 active condo listings all resale.

Average List: $302,800                 Days on market: 88

Average Sq.FT:  1365                    Average $ per SQ.FT: $222

 

Rhinebeck Condos and townhouses under contract

At the end of 2013 there was just 1 unit under contract

Average List: $ 209,000                Days on market: 171

Average Sq.FT:  1183                    Average $ per SQ.FT: $177

The increase of 12 can be attributed to the newly constructed condo.

George there were some newly constructed condos in 2012 and these have been in high demand.  Rhinebeck is a community where many love to visit and live.  Some people buy a condo as a second home here, because it is really close to the village where you will find lovely boutiques, restaurants and cultural activities.
