As the housing market returns, home builders are clamoring to show off their latest offerings of new home construction.  Home buyers in the market place expect new construction to have cutting edge technology giving them the most bang for the buck in a safer and more energy efficient home. 

Kitchens are more accommodating to larger groups.

To be sure, many of the Food Channels have had an impact on what a buyer wants andLarger kitchens expects in a new home and builders may well have finally noticed that the kitchen is where everyone ends up talking and socializing.  The heart of the home can well be seen as the kitchen and they are being designed to accommodate family and guests that gravitate there.  Kitchen islands are growing in size allowing  more people room to sit and be a part of the preparation, enjoying the home owner and others in a comfortable atmosphere of family and friends.  Storage space is maximized, traffic flow and details are important.  A good bet is putting your money in the kitchen, as it becomes a more important center of the home. 

Foyers are not just a place to enter the home.

Foyers are now once again a statement a formal entry to the home that says something special is ahead.  This is what buyers want and no longer is the front door just an opening into the living space an acceptable practice or desired.  Foyers are detailed with benches, art nooks, furniture pieces and stylish hangers for coats and your things.

Extended uses for extended families.

Because of the aging Baby Boomer population, buyers are requesting homes that meet a multi-generational flow and accommodations.  Two master suites – separated or isolated from other rooms or on different floors are more in demand now, which lends itself to privacy of extended family homes.  Another option being considered and requested is a completely separate building space…kind of a coach home theme.

Offices are a changing work space.

In the Huntsville Alabama area dedicated office space has not gone out of style or favor whilePocket office other areas of the country have less demand for a formal home office.  However, people still want and need a “work-space” where they can run the kitchen and home, pay bills, etc.  These smaller work areas or “pocket offices” are being designed as and integral part of the home located conveniently near higher flow patterns in the home such as the kitchen and great room. 

Technology and the home.

There seems to be an app for everything these days and your home Smart-phone apps control home systemshas not been left behind or left out of the “there’s and app for this and an app for that” frenzy.  Using your smart-phone all the mechanical systems in your home can now be controlled by an app and a touch of your finger remotely.  Thermostats and your HVAC system can be remotely controlled, lights locks, security systems and garage door openers can all be monitored and controlled off site.  As new construction is picking up you can expect many of these features to be readily available to new home buyers…move over “Jetsons”! 

Storage spaces are being maximized.

Builders are pushing harder to take advantage of every square inch of the home.  Attic space, hidden areas under staircases, drawers, window seats and even stair risers that were once wasted space are being reclaimed.

Look for these design trends to become more prevalent in new construction helping to give the buyer more bang for their buck accommodating extended families, busier life styles, technology and storage space.  All great places to put your money.

Fantastic thoughts Nick. Everyone I show property to mentions these items especially the open kitchen. People want foyers, they do not like to open the front door directly into their living room.

Nice discussion on many of the rooms and spaces buyers are looking for. I am seeing less interest from buyers for formal dining rooms but they don't want to give up the space. They intend to use for other purposes.

I'm seeing fewer buyers wanting a living room and consider it as wasted space. The kitchen is definitely a great place to upgrade.
