Selling Secret #10: Pricing it right  - It is critical to selling your home is to price it right.  While you may think that pricing your home high will allow for negotiating room it doesn't.It turns off buyers and their agents.  Buyers are savvy these days and have lots of tools online to help them in deciding whether or not they are getting a fair deal on their home purchase.

 

Selling Secret #9: Half-empty closets Buyers are looking for storage and even if you are growing out of your home it is a good idea to pack up items not in regular use and organize the rest.  Serious buyers will snoop and open cabinets and closets.  Keep them organized and tidy.

 

Selling Secret #8: Light it up Maximize the light in your home. After location, good light is the one thing that every buyer cites that they want in a home. Take down heavy drapes, clean the windows, change the lampshades, increase the wattage of your light bulbs and cut the bushes outside to let in sunshine. Do what you have to do make your house bright and cheery – it will make it more sellable.

 

Selling Secret #7:  Hire the right broker  Your agent works for you.   They should be your real estate consultant for the things you may not know advising you of the process, market stats, and changes in the market.  They should be tech savvy and have a marketing plan for your home.  Do they offer professional photography, staging advice, do they communicate regularly with you. 

 

Selling Secret #6: Conceal the critters I know we all love our pets but not everyone does.  Remove or keep animals crated during showings.  Keep the smells and hair cleaned up too.

 

Selling Secret #5: Don’t over-upgrade A total kitchen remodel or an addition may not pay off at this time.  Instead repairs on your home that you may have been neglecting or do  Simple things like a fresh coat of paint, updating hardware or light fixtures go a long way in getting your home sold.

 

Selling Secret #4: Take the home out of your house One of the most important things to do when selling your house is to de-personalize it. The more personal stuff in your house, the less potential buyers can imagine themselves living there. Get rid of a third of your stuff – put it in storage. This includes family photos, memorabilia collections and personal keepsakes. Consider hiring a home stager to maximize the full potential of your home. Staging simply means arranging your furniture to best showcase the floor plan and maximize the use of space.

 

Selling Secret #3: The kitchen comes first  The kitchen is the most important room in selling your home.  The fastest and least expensive updates are paint and new cabinet hardware. 

 

Selling Secret #2: Always be ready to show  This can be a very inconvenient thing but it is critically to the success of selling your home.  Clean homes sell for more.

 

Selling Secret #1: The first impression is the only impression  Buyers make a judgment about your home when they first walk through the door.  It is important to make your home feel welcoming.  Spruce up the curb appeal by planting new annuals and shrubs.  Keep entryways clutter free.  Buy a new welcome mat and remove cobwebs and dust.
