We are working with a Seller/Buyer who will be selling two properties and buying another to better accomodate what will be a "multi-generation" household when her parents move in with her family.
Step one...we are previewing the homes we will list and at the same time (I LOVE this kind of multi-tasking) looking for a home that will meet the needs of this newly combined household. Having "been there and done that" personally when my Mother lived with us, we are keenly aware of the kinds of home features that work well for this newly blended family.
Our Seller/Buyer added some other features to her wish list for her new home purchase In our MLS, agents may....we believe should...attach documents to the listing. The very basic would be a condition report...to make writing an offer easier, the lead based paint addendum...there may also be sub-division restrictions, a special features sheet, survey, landscape plan...whatever information that makes the listing more complete....no such thing as "tooooo much information" when you use this feature.
We look at the documents and include them when we tour properties and look at them ahead of the tour to be better acquainted with the property. The lead based paint addendum in Wisconsin often is a 3 page document. We laugh....written by a "paid by the word" lawyer. Basically...it says that all buyers, sellers and agents in the transaction attest to the fact that there is no lead based paint known on the property.
Normally for this form the blank is just completed with "none known" and signatures added. Our client expressed an interest in a particular property and the form read:
"We are aware of lead paint still on the property. This property is
older, however Susan and I are not." (Name changed to protect the "embarrassed")
