My husband is a building contractor, and I work with several other builders. In Arkansas builders are licensed with the state and they are required to have Workmen's Compensation.
If you are working with builders you need to be knowledgable about construction. My builders bring me their plans before construction. I look them over and we discuss ways to make the plan work better. Also, if it is a small breakfast area I suggest installing can lighting. You are very limited with pendant lighting on where to place the table.
During construction I will offer suggestions. Sometimes moving a wall 6" will do wonders, or deciding what brick to use, or paint colors. Whatever I see that will help the house sell, I let my builders know.
Sometimes bathrooms need to be reworked on the plan! Replacing a swinging door with a pocket door will sometime work better, or relocating the tub and shower.
My husband builds upscale homes and I design the kitchens. I love to cook, so I make the chef's life easier!
The New Construction Addendum is another area where Realtors need to be informed! This form is for contracts in which seller/builder owns the property during construction. This addendum is not for finished homes, but for homes that are under construction. The builder needs the non-refundable deposit in case the buyers back out of the contract. This deposit may have to be used to paint different colors, to change flooring, to redo things that will make the home more sellable to someone else. This deposit is not earnest money! The check is made out to the builder and is deposited in the builders account. The deposit will be credited to the buyer at closing.
I like everything in writing, especially allowances! I attached the allowances, with all parties signatures, to the New Construction Addendum. Change orders are also addressed on the addendum, and they need to be in writing.

I sell new homes and every builder feels the need to have the contracts written just for them. It is a pain the rear as home site you go to has a different contract.
