Using an Infrared image to help sell a home?

I was thinking about using infrared images to help set this home apart from others. It's Energy Star Certified and I want to highlight that fact to potential buyers. the local MLS doesn't allow us to check a box to say if its Energy Star, Green Built, or LEED. So I thought by using an Infrared image it might make it jump out at Realtors and potential buyers as being at least energy efficient when their looking through listings.

Do you think and infrared image could be linked to energy efficiency in a buyers mind?

MLS # 710171

11682  19 Mile Rd NE Cedar Springs, MI 49319

$194,900

Energy Star home! Main floor has an open floor plan, lots of natural wood work, cathedral ceilings, a stone fireplace with an energy efficient wood burning insert that's great for creating a little ambiance or heating the whole house. You'll enjoy the large master suite with private bath. The kitchen has a snack bar, pantry, and a great open view of the dining area and the Great Room. The Great Room has lots of windows for viewing the wildlife. There is also a conveniently located ½ bath next to the main floor laundry room. Down stairs there are 2 more bedrooms, a recreation room, full bath, sliding door to the back yard, and storage area. There is also a 3 stall garage for all your toys. This home is very energy efficient and has an Energy Star Certification as well as Certified Energy Efficient. With gas prices soaring this is a must see.

I think you have a great idea.  The only problem is most people will have no idea at all what the photo represents or why you took it. Very few home buyers have ever seen a thermal camera and have no idea how sensitive they are to finding energy leaks.

Are those landscaping lights or leaking basement windows?

I see you could use more soffit vents.

Thanks for your comments Michael, there aren't any landscaping lights or basement windows in this image. You may be seeing some landscape bushes. I will look into the soffit vents, I hadn't noticed that.

Hi Gary - looks like a pretty tight house because I'm not really seeing the sticks like I can on some pictures that show poorly insulated homes. I do have to agree with Michael, I think most people would just think it is another bad photo on the MLS by a realtor (we all know THAT never happens! LOL!) I think it would require some explanation...maybe some text or arrows pointing things out? That would be a tough one. I agree that the MLS needs to add some new checkboxes!
