There was only a 4 unit sold difference between January 2006 and 2007. This could be an indication that the market is stabilizing. However there were over 200 more listing available this year. At the end of December and the first two weeks in January there was an up tick in the number of people looking at houses because of the above average weather condition so next month sales data might reflect this.
There was a noticeable drop in the average selling price which could be an indication that sellers are finally in tune with the existing market; or the price reductions put in place to move inventory. This is also reflected in the Sales dollar volume.
I personally feel this is going to be a good year and it will get even better if seller come to the realization that in some cases prices will have to be adjusted.
