I have an oceanfront condo listing that I'm listing with another agent in my office.
It's priced at $1.4M, has gorgeous ocean views from almost every room (with the exception of the baths & the closet) and is a full floor unit, so you own the entire floor.
It's elevator access only by a key or a code, and can be locked to prevent anyone from accessing your unit when you are out of town, which is a huge security feature not available in the majority of our condos here in Jacksonville Beach, FL.
We had not had a lot of activity since we listed it in December, and at that time, to properly execute a broker's open would have been impossible due to the upcoming holidays.
So, we hosted a broker's open last Thursday night, along with another oceanfront condo.
Catering included a gorgeous cheese platter, empanadas, moorish lamb meatballs, polenta cakes, Mayport shrimp, marinated olives - it was fabulous!
We did an electronic ecard to invite the top agents who had listed and/or sold over a certain price point in our area, and really focused on agents who had done ocean front properties.
We followed up with phone calls to as many agents as we could, and the results paid off: we had over 35 agents attend, many with positive things to say about the condo (which we expected, but still nice to hear), and one agent even called a buyer prospect he had so they could see the condo.
The weather was fabulous, with sunny bright blue skies, and then a full moon rose over the ocean - it could not have been a better event!
