Sellers have one shot at a First Impression

I walked into a listing presentation at a beautiful patio home. As the sellers gave me the grand tour, I was struck by the overwhelming number of family photos, tchotchkes, counters covered in memorabilia....I sat down at the kitchen table with my friendly clients and delivered this message:

"Look you're selling your home so that you can move closer to your children. You're going to have to pack all of this anyway, so you may as well as get started now - it will pay off in a huge way."

Their sizable collection of collectibles was the focus of their home - I explained that their home needed to be focus - not their stuff. I am glad to report that they were very receptive to my advice and when I returned in 10 days, they had given away furniture, packed up portraits and did an amazing job of decluttering.

The home was in Model Home condition from the get go, and they were able to sell it for $30,000 more than the most recent sale of the same model in the same development - in the first 3 days on the market!!!

I wish all my clients were so open minded, it really helps when they can see the big picture and keep the goal in mind: selling their home.
