This last week I have experience Builders Greed as I was showing new construction. New construction dissolved here over the last few years. Even the local home builders association dissolved.

Now a few builders are sticking Their toe in the water and building spec homes.

Last week I had folks who wanted NEW construction only and there were only three to show them. One builder wanted me to take about 25% less for my side of the commission.

Another builder met them around the corner with his card. He likes to let Buyers know " we don't need these damn Realtors to make a deal" REALLY?

My folks could not walk from him quick enough. I might add, these are listed homes with listing contracts, What a week, Your thoughts?

Rob, Wow, Speechless in San Jose. Not only greed, but dishonest and unethical. Yikes ... run Forrest, Run!

You have to wonder how many corners they cut in their dishonesty. I would not trust their construction either.

Hi Rob, If they are listing the homes in the local MLS, they agree to work with the co-op agent...YOU. Sounds like perhaps they're not so they can wheel and deal with buyers and going around the agent that is bringing in the buyer. If they are in the MLS, then they need to honor the BAC and it's unethical for them to hand your buyers their card when they were clearly with their agent. Should have handed YOU their card. Not cool.

Cindy: They are listed with our MLS but don't seem to care. As I mentioned I won't be showing thier homes in the future.

If your buyers are going to buy new construction they will just go there on their own if you do not take them there.
