If you are working on an manufactured housing transaction, you may find yourself either dealing with NEW or PAST title issues. Whether it is relative to improper manufactured home titling or registration, an old lienholder still on record, or a home not installed on a permanent foundation, we can usually bring our unique expertise to resolve the transactional issues.

Our particular specialty is the 433A document, establishing that a manufactured home has been installed on a permanent foundation, in compliance with 18551 statutory requirements.

Unlike other states that use an Affidavit of Affixture, the "Notice of Installation of Manufactured Home on Permanent Foundation System" aka 433A is California's only effective notice that the home is on a permanent foundation. While the 433C (exclusive to a park/community) can be executed through escrow within a park setting, it does not prove that the home is on a permanent foundation.
