Market Report Katy - Hawks Landing Homes for Sale Jan 2014
The Houston Association of Realtors MLS system is indicating there are only 5 homes available in Hawks Landing which have a median list price of $109.93 per square foot with all five being brand new homes being sold by the builders. There maybe additional homes which have not yet been listed. Builders sometimes do not list available homes on MLS. The prices range from a low of $257,533 for a 3 bedroom home to $374,737 for a four bedroom and 3.5 bath home with 3,475 sq. ft. of space per the builder. There are 2 homes today listed as being under contract with a median list price of approximately $ 111.26 per square foot.

There are only 1.8 months of supply available right now but these figures are very fluid and change on a daily basis. Hawks Landing is a smaller community in the western section of Katy which the builder advertise provide master Planned Community amenities but without numerous homes in the neighborhood. New build home inventory in Hawks landing is very low right now as homes are selling fairly quickly. Prices in Hawks Landing like the rest of most of South Katy have gone up this past year and I think this trend will continue during 2014.
I stopped by this neighborhood last saturday and the street with the model homes was jammed with cars. The two homes under contract were both listed at below $200K but there are no more cheaper priced new homes available here or in the rest of South Katy.
