Headed out today with clients to see how far we could get through a tour of foreclosure and short sale properties in the Lake Ridge area of Prince William County. It is always interesting to see how lenders have priced properties in the same neighborhoods in very different condition. Two properties on the same street listed at the same price can be polar opposites when it comes to condition. One could be livable with new carpet and paint and another one needs a complete "Flip this House" overhaul.
To help clients remember what we have seen I create small photo albums of properties. After awhile it starts to get confusing about which property had hardwood or carpet so these little photo albums with notes are a good memory jogging device. Thought I would share a few from today to give other agents and buyers looking in Lake Ridge an idea of the variety of properties you can find.
If you are considering buying a foreclosure remember you are buying a property "as is" and in some cases you could be buying a BIG problem. Make sure you understand what you might be getting into. Calculate the cost of repair into both your offer price and your budget should you move forward with buying a property.
