NOTE: Albeit this post is targeted towards the MANUFACTURED HOME INDUSTRY it is relevent to all real estate. There are more and more homeowners being ripped off everyday by unlicensed CON MEN and SCAM ARTISTS & UNSCRUPULOUS & UNETHICAL CONTRACTORS. Always check the contractor's license with the STATE CONTRACTORS LICENSE BOARD and ask for and verify several references before you sign on the dotted line or give up one dime.
Just wanted to add a slice of humor to a very mundane and boring topic about something that could be one of the most important aspects of your MANUFACTURED HOME or HOME buying & ownership experience.

YOU, the manufactured home owner, really need to be careful about who you let work under your home. And YOU, the Real Estate Professional, need to be very careful about who you recommend to your client.
Please don't become a victim by falling for the many, Leveling, Foundation Installation, Earthquake Bracing, Hurricane, Tornado Tiedown, Roof Coating and Driveway sealing SCAMS. There's literally tons of them lurking about trying to separate you from your hard earned money.
Real Estate Professionals and lenders need to be especially aware of the fly-by-night flim flam hucksters out there; especially nowadays when there are so many people out of work and down on there luck; both victims and bad guys.
It is your fiduciary responsibility as a Real Estate Professional to your client to make sure that the companies you select to represent you and perform services for your clients are ON THE LEVEL, properly licensed, bonded and insured and have experience and references in the trade in which they claim to have experience.
Having been an Industry Expert for the California State Contractors License Board, a Media Relations Consumer Advocate, Expert Witness & Troubleshooter for myriad Attorney's General, District Attorneys and independent law firms in the Manufactured Home Industry for 20 years I've worked on hundreds of cases and assignments where Real Estate Brokers, Lenders, Title & Escrow Companies have been sued for recommending unlicensed and/or unqualified tradesmen and allowing unethical & unscrupulous Licensed Contractors to perform bogus services on someones property.
