When building a home. It's the simple things that matter.

Desert Sun Home Inspections was at a home yesterday for a full home inspection for a buyer moving in from Colorado.

Home builders need to pay attention to detail when installing all of the components when building a home. When ever you install a window for instance. Make sure the window is in a level position.

Even if the window is a round window. This window has "Mullins or what some call Styles or grids" inside the two panes of glass. In this window the styles were not able to move. They were in place by the manufacturer.

So why did I find this when inspecting this home?

Poorly installed window.

The window was not installed properly. The grids are off about 1 1/2 inches for being level.

This clearly shows the builder was not paying attention to detail when this home was being built.

This is why you always get a "Home  Inspection" by a certified inspector. For the peace of mind.

Clint: This would drive me buggy and would have to be fixed immediately. More re-work required!

Good evening, Clint. I do not think that the manufacturer had their QC in effect either. This should not have left the factory. Is it possible the builder/contractor purchased a second and thought they could let it slip by?

Clint - You would think that that would be something that the builder would have noticed.  Someone was not paying attention or just didn't care.

Clint, it looks like installer error to me---unless the grilles are snap in place and they can be re-aligned a bit :)

It appears the window is a little off plum as you indicated sorta like me I'm a little more tilted than 1.5 inches off center.

Cliff, the term for the component which separate individual panes within the same window unit is "muntin," not "mullion." A "mullion" is a component which separates individual window units from each other in a multiple window assembly. Correct terminology is critical in the performance of an inspection.

Hi Kathy,

I think you would need to put a curtain over the window even though it is frosted glass.

Have a good day in Delray Beach.

Hi Lenn,

I bet the builder would not like to see you and the level get out of the car. LOL

Many don't want a pre drywall inspection in the first place. Lat alone a level in hand.

Have a good day in Loudoun County.

Hi Gene,

Me too. There were cuts made when building this home. I think of course IMO that the builder was really trying to save bucks when this home was built. These windows could have been seconds.

Have a nice day in the Chicago areas today.

Hi Michael,

I honestly think that the window was not installed level. The styles are right and square. Just not level when installed. I guess the high school kid that installed the window should go back to carpentry school.

Have a great day in Brentwood.

Hello Charles,

No the grilles are in between the panes of glass and can't be re aligned in any way. I think the window was installed out of level. End of story. IMO.

Have a nice day in the Seattle areas my friend.

Hi Kevin,

There are a ton of terms used within the building industry to describe the "Grilles" in between the panes of glass. Even in the big box stores where they are supposed to be good at what they do. They call the Grilles in between the glass several things like.

Styles, grilles, mullins, grates and grids just to mention a few.

If we used the correct terminoligy every time on every thing. The buyer would just be too confused to what we were actually talking about.

I try and keep the reports as simple worded as possible.

The buyer mentioned the "Grilles were not level".

That's what I went with in the report. Now she knows exactly what I'm talking about.

Have a good day and thanks for stipping by and commenting.

Clint, I have a funny story to tell. I was working with a builder and he had just set the front door system on the house. Though the house was under roof and framed it was no where near finished. Sitting in my car about 60 feet away I could tell the front door was not center in the front. The builder drove up just then and I told him it wasn't centered. He disagreed. He then asked how much was it off and I said about 3/8ths of an inch to the left. To prove me wrong he got his tape out and went and took measurements. He slowly walked back to my vehicle and said that it was off 3/8" to left. He couldn't believe I could see it. He never questioned my eye again.

Hi Debbie,

Great story. I have been on jobs where I tell the builder that there is something wrong and they get mad at me. I feel now is the time to make the corrections. Not after they finish the home. Some listen and some (most) don't. Then guess what ends up in the report?

Have a good day in Clarksville.
