Buying a Home in San Antonio TX-What the Buyers Walk Through is Not

So, you've done it!  You have partnered with your favorite San Antonio TX buyers agent and have found the perfect San Antonio TXHome Buying in San Antonio home for sale.

You have passed through the option period and done all the necessary documenation to ensure that you qualify for the loan to purchase your home.

In just a few short days you will be a San Antonio TX home owner!  First, though, we need to do a final walk through of the home before we go and sign all of those closing documents.

The buyers final walk through is usually a simple once over of the home to ensure that everything is the way you want it before closing and what was asked for and agreed upon in the contract.

What it is not however is to find more stuff to negotiate with the seller to fix right before closing.  

Now, if there is something NEW that showed up in the walk through..for example a big gaping hole in the wall that wasn't there before or something catastrophric happened like the home sprung a major leak and is flooded, then that will have to be taken care of before closing.

But..maintenance items that were present before and not addressed for the seller to fix, will not and should not be brought up at this time.  

During the walk through, it's expected that you go through the home and just make sure everything is in order and ready for your move in.  Any inspection item that was supposed to have been repaired, should have truly been checked before the walk through; however, if not, you can check it out now.  

If, for some reason, there is something wrong at that time, your buyers agent will get with the listing agent and get everything in order before closing.  At this point if closing needs to be extended, it will be so that all things that are agreed upon in the contract will be completed.

Otherwise, the buyers walk through is that final step before signing all that documentation and in just a few short days, you will be a home owner in San Antonio!

Brenda, Glad you brought this issue up. The Buyer's Final Walk is Not the time to renegotiate for any repairs. Recently, the thermostat failed to work on the Final Walk, and the buyer was refusing to close. But, I was able to quickly contact the listing agent to get that problem resolved quickly. It worked fine during the inspection, and wasn't an issue before. All the buyer's requests for repairs needs to be done during that Option Period.

Brenda, I always have a final walk-through with my buyers but not all agents do them on my listings. I figure it is up to them and I offer the chance and the opportunity.

Hi Jerry-Sometimes buyers want to use the walk through to re negotiate lol..not going to happen at that time :).

Hi Debbie-We have to take our buyers through or they will need to sign that they didn't want to.
