Home improvements are a funny thing.  Some of them have a return on investment and some do not.  Here is a list from the California Association of Realtors of home improvement projects that have some pay back.  A word of advise with any project you do:  If it needs a permit, get one!!!  It may save you a little money at the time but when you go to sell your home, unpermitted things are never good and could end up costing you much more to resolve.

These ROI's sound much higher than all of the studies I've seen. Usually, I see kitchens at 60-70% and bathrooms a bit less.  It always surprises me that they never measure hardwood in any of these studies.
