Received a very awesome phone call yesterday afternoon from Melissa Cassiato, the Listing Agent of 121 Wilde, San Francisco, that the property is ready to be de-staged any time because it has SOLD!

I am so very happy for the seller and the agents because I know the seller needs that money to move ASAP. Moreover, it is SOLD! We staged it on 2/29/2008 and contingencies are removed on 3/17/2008. So in less than 20 days, the property has sold in a market that media calls “slow,” with 21 offers, and sold $114,000 more than its asking price. (Listed at $498,000 and sold at $612,000)

That’s a 22.89% increase in selling price and its Return On Staging Investment is 5672.15%!

Staging really provides a win-win-win situation for everyone involved. Not only buyers find their dream home sooner, the seller sells the house sooner and for more money, the agent also gets more commission.

A happy day indeed!

Great job.. May I ask had the market been on the market un staged ? What was the sale price of comps in the last 6 months. How many showing occurred in the 20 days. What other marketing was done aside from staging. I am trying to put together strong stats on staging so I can use them when I speak to sellers.

Hey Johnny, seriously, what's a down market? ;) I think for my area it's still pretty hot. It certainly has slowed down but the price hasn't lowered much.

Eric These are excellent questions that I cannot answer ;P sorry, as a stager I don't really know how to reserach these stats. I know they had open houses every Sunday & Tuesday (our broker tour here), the property is also on lockbox. From my understanding, the agents told me the activity of that specific area has slowed down, so I was surprised that they sold it in less than 20 days! They had limited budget because the owner was an elder woman who moved into a home and needed money to live there. They had repainted, and fixed up here and there, refinished part of the hardwood floor. That's pretty much it. 

Here are my personal stats if that helps:

  • In 2007, 62% of Staged4more's staged & sold listings were sold Over Asking with an average of 3.34% increase in selling price.
  • That means for a $800,00 listing, that's an average of $26,720 increase over the original listing price.
  • These results show an average Return On Staging Investment (ROI of Staging, or ROSI) of 1129.24%

I think this is a wonderful story! I completely support staging, and getting top dollar, but I have to question how that property would appraise, unless it was listed far below market value to get people to bid up because of its beauty, location, etc.
