This past week has been a great week for me...I met 5 new potential buyers who are thinking about purchasing their first home in the Northern Virginia area. I offer to of my home buyers a buyer consultation. Where they can share what they have heard from friends about home buying, their opinion and I share realistic facts about home buying and its process.
Basic question all of the home buyers had was Is it Right time to Buy?
My response to all of the Northern Viriginia home buyer is there is never a right or wrong time to purchase a home. It all depends on their goals to purchase the home, how financially prepared they are and ready for commitment to stay in the area for a period of time in that home.
So what are goals- Depending on each individual or a family. Goal can be to stay in the home for a n number of years and then move up to another home or move out of the area or stay till kids get married. Attitude for home buyer is "Why pay for rent when you can pay mortgage and enjoy home ownership."
Financial prepared- If you have $N dollar monthly payment in an event of loss of job or change in life can you handle the mortgage payment. Yes certain senario may be beyond your control however both from short term and long term prespective are you financially prepared. If you are not financially strong just wait out till you are ready to purchase the home.
Commitment- Real estate has never been a short term investment. If you are unsure you will be living in the area for more than 3 -5 years you are better off exploring other options. If you are commited to stay in the home for "n" years go for home ownership.
