Selling a home isn't rocket science, there are certain things to do that will increase the value of your home and other things that can really impact the final sales price of your home.  There are some of the things to watch out for and avoid when selling a home.

As you can see, one of top mistakes made when selling a home is Overpricing. When you list your home for more than the current market value in hopes of getting that one buyer that doesn't look at comparable sales or just loves your home so much they are willing to pay more for it than it is worth you are really limiting your buyer pool.  Qualified buyers in the right price range of your home will not see your home because it is priced too high.  Other homes that are priced right will use your home to sell theirs.  It is a lose situation for a seller of a home to price too high.  I know some people will say that they want negotiating room and that is why it is priced higher than it should be.  Buyers in this market are making strong offers and if they do come in with a low ball offer you can always counter them at full price.


Another mistake is making the home hard to show, having very limited showing times and restrictions.  The easier it is for a buyer to see your home the more people will see it.  More exposure = more offers.


Having a cluttered home with rooms packed to the ceilings and knick knacks everywhere will be distracting for buyers and does not help them to envision themselves in your home.  Ideally your home will be de cluttered and de personalized as much as possible.


Odors in a home
like pet odors, smoking, food odors can be a big turn off to buyers.  Air out your home and used air fresheners when possible.


There are some basic repairs and maintenance that could be done to improve your chances of getting a higher price.  If there are obvious maintenance issues like leaky faucets, peeling paint, damaged walls etc . . . It is best to take care of these items before putting your home on the market so that buyers will see your home in its best possible light.


When selling a home there are so many things to consider, from choosing the right Realtor, when to list your home, what if any repairs to do, pricing etc. . .  I honestly believe your most important choice is finding the right Realtor that has the experience and knowledge to guide you through this process so that you can get the higest possible price for your home.
