Clean out the litter box, move it somewhere less obvious when there is a showing. Please don't think "air fresheners" will do the job! The moment I smell air fresheners I wonder what you are trying to cover up! Clean, clean and clean again! It will go a long way and get you a higher price!
So you finally get an offer but you refuse to NEGOTIATE! You want your price because you "love" your home and you expect buyers YOUR price despite the fact that its overpriced! There are no homes that have sold in that price range since 2006-2007! Did someone forget to tell you we had a housing crash? Unless you are willing to wait a long time to get your price and you have an agent that just wants to keep their yard sign out to get buyers to sell them other houses, be thankful for the offer and negotiate the price to the current sales!
