Market Update:
Happy New Year and I hope it's a good one for you so far. The year end statistics are in for Maui County so let's take a look at what's happening. Condo unit sales increased overall in 2013 over 2012, and in the South Maui market that was about 7-8%. Kihei condos showed a 15/17% average/median price increase in the past year while Wailea/Makena condos showed a 30/47% increase in average/median sales price. Total dollar volume was also up, with a 24% increase in Kihei and a 40% increase in Wailea/Makena. Increasing sale prices have led to more inventory coming on the market. Things are looking really good for sellers and buyers right now.

What's new on the South Shore?

93 condos priced from $500,000-$800,000. 3 are Leasehold. 19 are 1BD, 62 are 2BD and 12 are 3BD. 1 is bank owned, 1 is short sale.
31 condos priced from $800,000-$1,000,000. None are Leasehold. 7 are 1BD, 16 are 2BD and 8 are 3BD. None are bank owned or short sale.
38 condos priced from $1,000,001-$1,500,000. None are Leasehold. 6 are 1BD, 10 are 2BD, 21 are 3BD, 1 is 4BD. None are bank owned or short sale.
42 condos priced from $1,500,000-$3,000,000. None are Leasehold. 1 is 1BD, 24 are 2BD, 16 are 3BD, 1 is 4BD. None are bank owned or short sale.
