Every home buyer wants a deal, and when many think of deals, the first thing that comes to mind is a foreclosure!

However, BIG HOWEVER, foreclosures come with their own set of risks, and by the same principle, flipped homes often have the same type of issues!  You just don't know their history and their care or abuse!

I'm fresh off of showing 10 homes scattered across Hamilton, Butler and Warren Counties this morning on a freezing, snowy Saturday morning.  Most of the homes we visited today were foreclosed homes, or perhaps one step removed from foreclosure and the product of a flipper who bought a foreclosed home.

And what did we see today? 

A host of problems:

  • Destroyed copper pipes to the AC, water heater and main lines that had been "acquired" most likely by a junkie to fuel their habit.
  • Mystery stains on the ceilings.  Possible leaks?  Old or new?  Even harder to tell when there's 6" of snow on the roof.
  • Cracks across a ceiling that ran from one side of the home to the other.  It would appear the front 5' of the home had settled.
  • Carpet....ick.  Perhaps some of the grimiest, nastiest carpet you'd ever NOT want to see.
  • Shower grout that was black, tiles popped off and some mystery biologic growth on the ceiling.
  • Why is there old evidence tape on the door?  And that's a mighty strange spatter pattern in the back bedroom....
  • Flippers that put the stove in front of the kitchen cabinets in a way that you'd never be able to open the doors to store anything in them!
  • A flipped home that looks fine on the outside and inside, but the previous listing before it was foreclosed showed evidence of busted pipes and a mention of mold present.  Did the flipper correct that properly?  It's Ohio, and since they never LIVED in the house, we'll probably never know.

You get the idea, foreclosed and flipped homes aren't all peaches and cream.  For every one that is in great condition AND a great deal, there may be another 19 that you may need to spend tens of thousands of dollars making them livable.

Our advice?  If you MUST go into shopping foreclosures and flipped homes, go in with your eyes WIDE open.  Have a great home inspector on speed dial too, because you're going to need that inspector poking into every crack and crevice to protect your best interests!

BLiz: Eyes wide open is the best approach when going to look at REO or rehabbed homes...many require more than just cosmetic updates.

All very good points Bliz.  I just can't believe the placement of that stove.  What were they thinking.  Oh wait, maybe they weren't. 

Just a couple of years ago over 80% of our listings here were foreclosures so I can attest to everything you said.

Jim, It was baffling to say the least.  The set up of the kitchen made it challenging at best, with a WIDE open entrance from the living room, a sliding glass door to the patio and a doorway to the left of the sink leading to the basement.  The only realistic scenario was to take the frig to the opposite corner and move the stove (and microwave and cabinet) to the right where they had the frig.  I can only hope that is the flippers final plan, because otherwise the existing setup removed at least 1/4 of the kitchen's cabinets from actual use.

You know, I always sigh when someone wants to purchase a foreclosure because they are such a DEAL.  No they aren't 9 out of 10 times.  Foreclosures are great for those with the mula to invest and redo the home.  They usually aren't for the average home buyer.  Buyer beware for sure.

Brenda, In MOST cases those foreclosures will take 10's of thousand of dollars to make them "normal".  The previous owners rarely had the money to take care of the homes at the end and it shows.  Typically a buyer will actually net a better deal by buying a home that is very close to move in ready vs. buying a foreclosure that has gone 10 rounds and lost the fight.

Yep I know exactly what you saw. It is not the type property for every buyer even if it is a good deal. Some are so far gone it will nearly take a rebuild.

Great post Bliz. We see it everyday. The thousands of dollars it would take to bring the foreclosure up to "liveable" greatly outweighs any savings. Not to mention - you just don't know how much mold is growing beneath those walls.  Everyone who purchases a foreclosure in our area should do intense mold tests. Sound advice Bliz.

Bobbie, You always hope that they winterized them in time to avoid frozen pipes, but I've seen some foreclosures where it didn't happen in time.  The results to the home were brutal.

Some of those items were a little funny if they were not so sad, (evidence tape?).

But you shouldnt be so hard on the flippers, often their willingness to take a risk is the only thing keeping the foreclosures from being a problem for the city to tear down and a home inspection will reveal anything they screwed up on.

Bob, I only wish I was making it up, but yes, old evidence tape on the door frame and door as we came in!  And I won't argue some flippers do a good job, but it's a risky proposition for the buyers because there's no history and potential problems can't all be detected by a home inspector (e.g. mold behind the walls from burst pipes if the walls have been repaired).

Gets the job done!

I am always more concerned with foreclosed and flipped homes.  There is one agent in particular who fixes homes on the cheap and then trys to get top dollar.  Twice I was instructed to write offers in the evening only to have my buyers change their mind in the light of day.  These offers were never signed by the buyer.

Pat, We've certainly seen some that the cost of repairs would shoot well past the price of a move-in ready home, and that's just based on the problems we can readily identify.

What you see is what you get in most of these homes...of course, then there are the things that you CAN'T see.  Those things are even more scary.  They can turn into money pits very quickly indeed.  Thank you for sharing your experience!

Karen, While the CAN'T be seen stuff is always potentially there with any home, my apprehension for that type of thing is always heightened when we can't get to the history of the home, a history that only someone who has lived in a home can provide.  Banks and flippers just don't know what's happened, so we can only hope they properly winterized, did the maintenance, etc., or our buyers may wind up paying the price long after closing.
