I swear, I am not lying when I tell you that there are currently no homes listed for sale that meet your requirements.    Perhaps your requirements for your new home are too stringent?  I doubt it, as we all have certain needs and we know what is important to us, especially when we are making such a huge investment.  That said, there are some things that we need to be flexible about, whether it is space or location or property size.  

But, just because you are ready to buy a home NOW doesn't mean that there will be one available to meet your needs.  Sorry!   

This is the scenario I've been seeing more often, lately, and a conversation I keep having with my buyer clients.  I have buyers of various economic means and price ranges searching to fulfill their own home-buying needs, yet with all of the inventory and the great prices out there, they can't find what they are looking for. 

  • I have first-time buyers looking for an opportunity to gain some equity and invest in their first home. 
  • I have move-up families relocating to Lancaster and looking for a large or luxury home to suit their growing family. 
  • I have folks looking for well cared for Lancaster historic homes -- everything from 1700's farmhomes on multiple acres to Lancaster City historic row homes.  If you've got it -- I need it!

The good ones that are priced reasonably and show well are selling quickly.  

Are we at the very threshold of a seller's market?  Or could it just be an early spring-buying season?  Or does everyone else want what my buyers are searching for?

I think part of the problem is that many sellers are reluctant to list their homes for sale, buying into the media frenzy that the market "stinks".  Which, in turn, is making some well priced (and well-cared for and/or staged) homes sell within a very short time after being listed.   Sure, the market in Lancaster has slowed down - but it's not dead.  Our settlement company, HomeSale Settlement Services, is so booked for end of March settlements, that they are double and triple booked and are asking agents if they can reschedule by a day or so!

We have two very well-cared for listings that have recently gone under agreement, after less than two weeks on the market! 

Mr.& Mrs. Potential Homeseller -- I have buyers, and my team members have buyers!  And they are buyers who are scrambling to find a home that suits their needs!  So, if you are on the fence about listing your Lancaster PA home for sale, please consider contacting me for an evaluation.  Buyers are buying!  And, they should be buying your home!

Buyers need to realize that when the right home comes up on the market, it's time to buy it - not try to negotiate for a ridiculously low price.  The market may be slow, like you said, but it's not even close to dead.

JEANNIE - I think that the homes that are priced to sell are still moving quickly.  Buyers have become accustomed to an exhaustive search at this point, but it can lead to missed opportunities.

I agree, I have a Client that we have exhausted multi-units for him.....we even pushed his price and area limits....and he can not find what he wants.  We have discussed that he may need reflect his parameters except the profitability one.

I have at least 3 "bullpen" Seller's and 2 Buyer's that will not get off the snide!
