Princeville Kauai condo (and house) update for the week of Jan 19th to Jan 25th

What a difference a day makes. This morning we cannot see the ocean as everything is pretty much grey outside. If I told you there were mountain views off the back lanai, you’d simply have to take me at my word as they’re not visible either. Fortunately, we participated in the first of three seasonal whale counts yesterday when it was beautiful and sunny with a cooling breeze. We saw four breeches, numerous slaps and too many “blow” to mention. Had a great time. Whale counting is open to volunteers. It was a fairly strong week for Princeville real estate also with 5 new condo listings and 3 new escrows. Take a look below:

New Listings:

Ali’i Kai 2104 is now listed with a price of $485K after selling for $320K in 2/02. Ocean view end unit Cliffs 7201 is on the market with a price tag of $530K after selling for $655K in 8/05. It was previously listed from 3/11 to 3/12 for $599K when it was withdrawn.

Mauna Kai 7B is once again on the market for $539,888 after selling for $625K in 10/04. This three bedroom unit was first listed from 1/06 to 4/06 for $775K, then for 18 days in 4/06 for $769,950 and most recently from 7/07 to 5/09 starting at $649,950 and reducing to $550K.

Hanalei Bay Resort 5207/08 is back on the market priced at $699K after selling as a bank foreclosure for $483,280 in 7/10. It was previously listed from 9/11 to 11/12 starting at $725K and reducing to $649K and again from 2/13 to 9/13 for $719K. Upstairs unit Hale Moi 202 is a new listing which was purchased for $245K in 5/02. It is now listed for $345K and went quickly into escrow within 3 days. You’ll also see it under the contingent portion of this update.

Back on the Market:

Hanalei Bay Resort 2305-06 is unfortunately back on the market after going into escrow on 1/15. The last sale was in 6/03 for $379,367.

Contingent:

Villas on the Prince is in escrow priced at $739K after being purchased for $525K in 4/02. As noted under new listings, Hale Moi 202 went quickly into escrow. It only took 34 days for Puamana 11C to find a buyer while listed for $425K. It was last sold for $55K as a leasehold unit in 8/98 and converted to fee simple in 9/00 for $35,700.

Sales:

Hanalei Bay Resort 7307-08 sold for $780K cash while listed for $879K. It was purchased in 6/04 for $420K. No price changes this week so we can move right along to the Princeville home update which showed a bit more activity than in the past weeks. Take a look:

New Listings:

4035 Alo’alii Drive is priced at $1.936M after selling for $1.8M in 7/10. 4120 Nalani Lane is new on the market priced at $899K since selling in 8/08 for $700K. The most recent sale of 5068 Napookala was for the vacant land at which time it sold for $190K in 2/99. It is now on the market priced at $1.295M.

Contingent Sales:

3963 Aloali’I Drive went into escrow while priced at $1.579K. It was purchased for $2.2M in 8/06.

Price Changes:

5295 Poki’i Ln has been on the market for 291 days wand was reduced from $749K to $649K.

That’s it for Princeville homes this week. Islandwide, there were 27 new listings this week, 8 that came back on the market, 20 new escrows, 13 sales, 5 properties that moved to under contract and 22 price changes, only 3 of which were price increases. To top it off, as of today Sunday there have been 49 sales which equals Jan 13 so the rest is gravy. Great way to start the year.
