Failure is an optionThat's right...utter failure.  "Sorry, we went with another agent and didn't quite feel confident in your services."

You've seen it, you've experienced it, and I'm sure you've overcome it. 

Well, last week the best we had wasn't good enough when trying to get a listing. While losing in anything, especially business, is never fun, I'm always willing to be humble and step aside when bested.   You take your losses and simply move on.  It's a fact that you need to realize real quick in this industry or you'll never make it.

Those of you who have read my profile most likely know that I'm in this business with family at my side.  My Brother with 4 years under his belt and my father Sam Ruta, 30 years experience and successful broker of a 9 office Coldwell Banker franchise, gave, in my opinion, an outstanding presentation of our services to a prospective seller.   I'm talking top notch company presentation on Sam's part, followed by my detailed marketing plan which included the use of Real Estate Shows using 80 pictures I took of their property (that's right 80!!!) and a complete overview of the extensive Internet Marketing we offer.  I was even ready with FULL MOTION VIDEO for Youtube and other uses.

Everything went well, the sellers seemed to love our presentation, were severely impressed by our marketing plan, and I fully expected to return the following morning to wrap it all up and get the deal.   Why didn't we get the deal over that night?  They already had a commitment with another competing agent.  So...ok..we'll wait kindly.  It's a wrap, there's just no way we can blow this.

Yet blow it we did, still completely unsure of how...but we lost it.  Early the next morning Sam got a call, we had lost the listing to another agent indeed due to reasons I don't even want to get into. (it's a whole other post) So, when I heard the news I shook my head, took my lumps and threw up my hands. 

But....I know you are wondering, and it's probably eating you...."Nick, what in the heck is a /facepalm"

Anyone that has ever played World of Warcraft would know this term quite well....but for those of you who are n00bs, let me explain the overall point of that expression in great detail:

Immediately after losing the listing I kept a watchful eye out for the property to pop up in the MLS system.  I just had to see who we lost to.  Literally a day after we got the call stating we were not chosen, the listing appeared....

...ugh it pains me to say this, with TWO LESS bedrooms and showing ZERO BATHROOMS.

WHHATT??  Ok I thought, it must be an error and this person will correct it asap.

Nope, many hours go by that day. (oh you bet I was checking) 
TWO days go by.  (Gotta be kidding...)
THREE DAYS go by.  (UNBELIEVABLE!)

I couldn't believe it.  How do you NOT catch this as a professional agent?  It's a $600,000 listing!!!

On day FOUR the listing was corrected in the MLS.  But in my opinion, the magic time had almost gone entirely by.  It's extremely important to get your listing in correctly ON DAY ONE to set off all of the immediate auto-prospecting flags which generate emails to every client who may be looking for such properties.  Also, anyone searching for that property criteria NEVER SAW IT for THREE FULL DAYS.  3 FULL DAYS that listing was basically unknown in the MLS.

The situation gets better.

Today, 6 days later, I humored myself and looked up the listing again, this time on the agent's actual company website.

Again, we're now 6 days into this since the listing appeared in the MLS.  When I found the listing on their own company website, which by the way is a member of a LARGE national franchise, the listing has ZERO PHOTOS.  6 days later...NO PHOTOS.

It's coming people...it's coming....brace yourself...

So next I dig out the agent's personal website information and go surfing for it.  Surely this agent wouldn't fudge the listing on their own website???? 6 Days LATER? So I find the agent's site, find the listing, and attempt to view more than the front shot of the house, and am greeted with a POP-UP WINDOW that explains I need to give up all my personal information before viewing any more pictures.  That's right....

YOU CANNOT VIEW ANY ADDITIONAL PHOTOS WITHOUT SIGNING INTO THEIR SITE.

Are you kidding me?  I'm not stupid, and either is today's consumer...I'll find it elsewhere online!!!  Consumers of today WILL NOT give up personal information to look at information they can find on 27 other websites. I'll look for the listing on a competitor site and find the pictures that way you dolt!!!!

Lastly...I looked up the listing on Trulia, Google, etc., you know, the big boys in the game now.  Well, guess where the listing points the consumer if they want more information????

BACK TO THE AGENT WEBSITE WHERE I HAVE TO SIGN IN TO SEE PICTURES!??!?!

Enough said...here it is...in all it's glory...

Hi Nick:  Gee, if only a little invisible mouse could somehow get a picture of this listing in this seller's mailbox... with appropriate red circles around the areas he needs to know about.  Now... where can we find such a mouse ?  Hmmmm.

Its hard to believe that someoe that inept can be a better salesperson than you.  I'm thinking they have a relative or a friend handling it and they are totally clueless.

Years ago, when my mindset was quite different than it is now, I used to get very upset with myself when I lost a listing.  But now I realize I don't lose listings, the sellers lose a competent listing agent.  If a seller calls to tell me they've lost my services, I treat myself to something...a milk shake, a burger...just something to celebrate the fact that I did a good presentation  and the seller still lost out on my services.  I guarantee when you start treating yourself this way, your whole mindset changes for the better.

Amazing....  I'm the old guy who gives the great presentation.  My son, who is 25, handles the great marketing and the FACEPALM as well as the rest of the world.  So there is no reason for that other agent not to have this listing all over the interwebnetblogginggamething.

I thought maybe the sellers thought all your web marketing would cost them money, but they just got stuck with poor representation. Sign in for more photos??????

Over the years I have found clients that prefer to use relatives, are pressured by friends or just plain dont think they can push me around.  For what ever reason, you had the chance to present yourself, and obviously the seller lost out.

You are right.  I won't give up my personal information just to see a property.  Usually, I'm just looking and not interested in buying anyway.  I swear if I could put 'surfing on Realtor.com' as a hobby on a resume I would.  I like to go looking a towns I've heard of just to see and look into the area and it's Realtors.  But I skip right on through if I have to leave my email just to look.

Their loss.  I'm sure they'll realize it soon enough.  Keep them on you mailing list, this listing just might come back to you!

Nick, Definitely sucks to lose, but I like the 'they lose' angle presented by many of these comments. This type of thing happens to us in the mortgage end frequently. A customer will lose our services to a family member, a friend, an inept, lying LO with another company.....Thanks gang! That feels like a great way to look at it!!! Well done post Nick!

Nick - I love the /facepalm reference, and it is well applied here!   Your attention to detail sounds like exactly what this seller needs - unfortunately, they will have to struggle for a few months before they realize that.  Keep up the good work!!

"Facepalm".  I'll have to remember that one.  It feels awful knowing that you are the better agent.  You will just have to hope the other agent falls flat and can not get the job done and the clients will call you back.

Excellent article.  Someitmes it isn't how much money we can make them, how great we are, or how fancy are marketing services.  Sometimes it just comes down to who they like the most.  In fact, I think that's often the case.  It's always a challenge to guage how much presentation a seller wants against how much they just want someone to sit down and talk with them.

Thanks ALL!  I greatly appreciate everyone's comments and keeping me upbeat about the issue.  I'm fairly certain it wasn't a friend / relative...but ya never know I guess.   It is amazing that yet another day has gone by and this listing is still "PHOTOLESS" on their own company website.  Today marks a solid 7 days.

I know someone said the sellers might have thought that all the marketing was coming at a cost, well I made absolutely sure they understood that everything we did with the Internet Marketing wasn't going to cost a dime.  It's part of our marketing package as a licensed Realtor and our relationship with Coldwell Banker.

Hmmph...onto the next one!

Hey Nick, Losing a potential listing is bad enough, losing one that you thought was slam dunked is worse and losing one to an incompetent, lazy moron is simply the worst.  It is one of those that keeps you wondering "what the heck did I do wrong".  Truly sucks.  Good luck on the next one.

Nick:  LET IT GO!!!   Sometimes it is best to be the second agent in, after the initial price reductions have taken place.  Let the other agent do his thing.  Be knocking on their door the DAY IT EXPIRES!

If this is your first listing you did not get, then you are in for many more.  MANY MORE.  Consider yourself lucky that they actually called you to tell you.  Get ready for this one!   You do not hear from the owner, and you drive by the home and see another broker's sign in the front yard.   That is your only clue that they did not choose you!  AND, they are under contract with another agent, and you can not call them!   Now that one still hurts when it happens.  But guess what?  Mark my words, if you are a good agent, it will happen to you.  It will!

Look at it as a positive experience.  If you do five dog and pony shows, and you get three lstings from  them, then you are a winner.  Do not think of this as a loss.  It is a business decision that that seller made.  You must respect them for that.  Even if we do not agree with it, it is their decision.  Then simply sit patiently on the sidelines and wait for it to expire.  It is all you can do at this point.

When the next rejection happens, look towards the next opportunity.  For you, there will be many.  You have alot to offer, and people will see that.  Not everyone will, but the majority will.  Let this one go.  You can hold your head high, because you did your best.

Second man in - that's you... the good news is that now they will REALLY appreciate what you and your family have to offer!!!  GREAT POINT!  It has a great moral for all your potential clients why they SHOULD NOT pass you up... You were checking out their listing while the VERY agent they chose to hire was not!  As someone said above... their loss now, your gain later...Good luck and let us know when you get that job!

Nick, I subscribed to your blog about a week ago and I have to say that I'm glad I did. You have a genuinely up beat attitude about everything and seem to find the humor in what most would consider not funny.

I'm glad I have you as a subscriber and I will be reading your posts on a regular basis. Lastly, just like everyone else I love the "facepalm" and having Capt Picard doing it is great!
