  Northeast Seattle’s real estate inventory lightening, prices going up 

This Week:

The median list price in Northeast Seattle (zip code 98125) is $399,950  is up  from  from  last week’s $399,000.   Inventory has been lightening lately and the  Market Action Index (see below MAI chart) has been trending up.  These are mildly positive indications for the market.

Real estate buyers and sellers need to understand the local market climate before jumping into the market and understand the real estate market is very dynamic.  Check in  next week to see how the  housing market in northeast Seattle  is shaping up.

Average days-on-market (DOM) 99 days up from last week’s (97)

Percent of properties with price decreases 34% down from last week’s 40%.

Supply and demand

The  Northeast Seattle real estate market continues to get hotter.   More sales demand and fewer homes listed have contributed to a relatively long run of increasing prices.  Current supply and demand levels show no sign of prices changing from their current trends.

This week in  Northeast Seattle saw relatively  little price change from last week.   However, we continue to demonstrate a nice up trend over the last several weeks.
