Home Inspections When Buying A Home

If you are purchasing a home it is recommend you have a professional home inspector conduct a thorough inspection.  A home inspection is a visual examination of the physical structure and systems of the house. This covers the roof all the way down to the foundation. The inspection is designed to minimize unexpected difficulties or help you learn as much as you can about the property. The inspection is not designed to criticize every minor problem in the home. It is intended to report major damage or serious problems that require repair.  Your home will not “pass or fail” inspection, and your inspector will not advise you on whether or not it is worth the money you are offering.  The inspector’s job is to make you aware of repairs that are necessary or need immediate attention.  Even if the home proves to already be in good condition it is still important to do an inspection to complete your home purchase with confidence. Most importantly it is best to see the home through the eyes of an objective third party.

Typically, a home inspector is contacted as soon as the real estate contract has been signed. The Kansas  Residental Real Estate contract states you have 10 days from the effective date, unless otherwise stated, to complete your inspections. So there is no time to waste. When choosing a home inspector, consider one that has been certified or qualified, and is an experienced member by a trade association. If you don’t have a specific inspector in mind your real estate agent will have a list for you to choose from or be able to recommend one they trust.

Once you choose the right person to do the home inspection you will schedule an appointment. Typically there is a flat fee you will pay that is based on a number of factors.  During the time of the inspection you have the option of being there during the inspection.  Being at the house during the inspection will be to your advantage because you will get a clear understanding of the inspection and be able to ask any questions you want.  The inspector will then give you a report of the findings. Keep in mind no house is perfect. If the inspector finds something wrong you may want to contact a specialist for more information or in some cases, a seller may agree to make the repairs needed.  

 

Doing a home inspection when buying a home is highly recommended and can give you the peace of mind you need when purchasing a home.
