Morgan Hill 3 Bedroom, 2 Bathroom Homes Are Available!

 

When you think about what you need in a home, do you think in terms of square feet, how large the kitchen is, what your commute will look like or something else?

 

Sharing A Bathroom, Morgan Hill 3 Bedroom 2 Bath Homes

 

For many people, the number of bathrooms is a high priority followed by sufficient bedrooms.  As you can well imagine, Morgan Hill homes with three bedrooms and two bathrooms become something of a commodity when everyone wants one.  You may find through careful review of your priorities that something more - or less - is actually what suits you best.

 

So what's to come for the Morgan Hill three bedroom, two bathroom market?  In looking at the real estate trends for the 10 year period of 2003 to 2013, it's interesting to observe how what was once the "standard home" for many fared throughout the housing bubble.  Since I love to share, here's a graphic to demonstrate.

The above combination graph, shared here with permission of Trengraphix, Inc., shows us a picture of how many and for how long people tried to sell their three bedroom, two bathroom home during the span of the housing bubble; the bottom portion of the graph provides the average cumulative days (actively listed days) and how close the sales price and listing price compared based on the same criteria.

 

What conclusions do you reach from this information?  As for me, I expect 2014 will reveal itself as a year for continued stabilization for Morgan Hill.  Will your three bedroom, two bathroom home be one to change hands this year?

Hi Rebecca - I think using a three bedroom/two bath home for your example to gauge a real estate market is a smart one as it is probably the most desired(or popular) choice for most buyers -- great entry level purchase or for downsizing buyers as well.

Rebecca,  Most people I work with want a 3 bedroom, 2 bathroom minimum. It does seem to be what most people want. First time home buyers may settle for a 3/1 but if they could afford more, they would want a 3/2.

Kathleen, You're right about this being a minimum requirement.  Recently I've seen an uptick in the number of bedrooms which suggests buyers are wanting to have more options.  Thank you for your comment!

Debbie, Given that we deal with so many existing homes, we find homes with only one bathroom are quite common.  That said, buyers of today nearly always prefer having a second bathroom; a half bathroom at the very least.  Thank you for stopping by to comment!

Hi Rebecca, all my buyers require at least a 3BR,2BA home and a garage. Garages are a must in this area.

Hi Rebecca, Are garages fairly common or do you occasionally come across homes without them?  We've seen many cases here where the garages are converted into additional living space, and not always with permits.  Thank you for your comment!

Rebecca: Everyone's wish list seems to have at least 2 bathrooms on it, meaning that no one likes to share one, especially when there are kids or guest bedrooms. Half baths, not so much, it does not even make for a second choice to a full bath, I've found. With bigger houses where there is a lot of entertaining, you definitely want a half bath.

Hi Hella,  Thank you for stopping by and commenting!  It's increasingly common for buyers to insist on at least two full bathrooms.  With some of our resale homes being built in past decades, this reduces the number of homes buyers are considering.
