Braemar Property Values:  November-December 2013 (NV Homes)

It is time for another Braemar Property Value Report, this time detailing sales from November and December for single family homes built by NV Homes.  There really aren't a lot of these in the neighborhood.  I'm learning that Ryan Homes has more of a presence.  And of course, Brookfield Homes has the largest footprint in the community.

NV Homes in Braemar (Bristow, VA)

Unfortunately, there were no sales of single familiy homes builty by NV Homes during the last two months of 2013.  I really don't think it is anything to be alarmed by.  Since they do make up a smaller number of homes in the community, this is going to happen from time to time.  Best to rely on last report's figures until we have new ones.  Or, an NV Home owner could look to the Arista Series or Ryan Home reports for ideas of neighborhood values for homes similar to theirs.  Links are at the end of this report.

This is a unique way to look at comparable sales in a neighborhood. We have so many builders in our suburban communities that none of our comps is judged by a single builder. A KB home, while it might be less expensive to build, comps out about the same as a JTS home -- it takes into consideration upgrades, square footage and location, of course.

Elizabeth:  In the end, the NV homes comp out a little higher because of the quality of the small touches.
