Can I Buy a House if I'm not an American Citizen?
I too am asked this question often. The Seattle area is an attractive Economic climate for many non US Citizens.
Allan's post is good information for those thinking about buying without citzenship status.
Can I Buy a House if I'm not an American Citizen?
Last week, two different people approached me with the same questions: Can I buy a house, I'm not an American citizen?
As a real estate broker for the last 15 years, I've sold quite a few homes to non-US citizens like this El Dorado Hills home bought by Canadians, so I knew it could be done. If a non-American citizen is buying a home with CASH, there are really no restrictions. With home loans, there are some stipulations, so I reached out to one of my most trusted mortgage lenders, Eric Teply, for the latest requirements for non-citizens to buy a home with a home loan:
- Non-citizens can get a FHA or Conventional home loan (VA not available).
- Eligible borrowers include Permanent Resident Aliens, and Non-Permanent Resident Aliens.
- All borrowers must have a valid social security number.
- Non-Permanent Resident Aliens, must submit proof of a valid VISA.
- Foreign Nationals, borrowers with diplomatic immunity, and those without a valid social security number are ineligible for a FHA or Conventional home loan.
If you are not an American citizen, you can absolutely buy a home. If you have questions about your specific situation, give Eric Teply or me a call! Allan Sanchez - Sacramento Area Real Estate Agent: 916-205-2265.
