Brokers have the option of "opting out" of the advertising mls used by other members of the mls. In the Teton Board 60% of Brokers have chosen to do so. Thus buyers must search everyones individual sites for listings, but... if they didn't know this would they?
I determined, by client survey, no, they miss substantial potential homes because they are not aware of all the local offices, moreover, they did not realize when they "search mls", they were not able to view all listings.
The next question would be... do the sellers represented understand their Broker is limiting exposure to the offering of their property on the entire mls by opting out?

So, as a buyer, what is the best choice for you? Locate a Buyers Agent, they will search the mls for you and present all the listings!
Seller? Ask your listing agent if they "opt out", demand, it is your right, they allow full search ability by all. It gets your property advertised more, quite possibly selling your home or property faster.
