Victory Lakes Townhouse Report: November 2013
Seems the month of December, when this report would normally have been done for townhouse owners in Victory Lakes, found me a bit distracted. I apologize for the delay in getting this information out. As we always do, we will compare numbers to last report (October 2013) and last year (November 2012.)

No Listings were Active
Sometimes the stats revealed make me double check my findings. This is one of those instances. There were absolutely no active listings in November of Victory Lakes townhouses.
TOWNHOUSES UNDER CONTRACT IN VICTORY LAKES
No Listings were Under Contract
Again, this is a time when I reran the numbers. In a previous month there were six Victory Lakes townhouses under contract. And with only two going to settlement in the next column, the others fell out and withdrew from the market. I'm hardly going out on a limb by saying this but, the holidays probably had sellers a bit intimidated.

2 Listing Sold: 1 Foreclosure, 1 Regular Sale
Things do get accomplished in real estate during the holiday months. The sold column proves it. With two sales of Victory Lakes townhouses, the high sold price was over 9% higher than it had been last report, while the low sold price was up 9.5%. High marketing time was 76% shorter, but low marketing time lengthened by 500% (only 5 days.) The average sold price was up over 9% compared to last report and up over 17.5% since last year. The average marketing time was 56% faster than it had been last report and 78% faster than it had been last year.
