Rental properties in Tucson are abundant – and I am pretty sure not every rental home is being managed by a licensed property manager. I know this for many reasons – the top two reasons I know this are: 1) potential tenants who call and start by saying, “You aren’t going to believe what the owner of the house is doing…that’s why we are moving.” And, 2) a property owner who calls and begins by stating, “I am tired of managing the tenants ….”
Here are 5 things for do it yourself landlords to know:
Get a copy of the Arizona Landlord Tenant Act and follow it to the letter of the law.
Screen your tenants very carefully – yes, it will cost money to screen tenants – but it’s cheaper than what could happen with a bad tenant.
Don’t make verbal agreements – get things in writing. But if you do make a verbal agreement, remember, in Arizona, it’s binding and if you promise a tenant something – they will remember it.
Don’t try to cut corners on repairs – fix things right the first time – if it is better to replace it – do it – this is also cheaper in the long run.
I do not give free advice, legal advice and I will not tell a DIY how to get out of a bind – nor will I begin to manage or take over a property when the situation is desperate or to the point of eviction. That said, don’t call a property manager to get free advice – you probably won’t get it.
