Question: Real Estate Shows. What's the most effective way to use them?

Hello Fellow Active Rainers!

Thanks to the information I've received from you all and in particular Melissa M., I now have a subscription to the Real Estate Shows program.  I have created a show and so far have only sent it to friends.  I get really shy about my work. 

I have noticed that some of you use the show to do before and afters and some of you have used them showing your finished project.  Which would be more beneficial?  I'm ready to do both. Do you also send these to the homeowner?  Now that I have the service, I am wondering how often will I use it.  Are there any creative options I can use?  One more question, if the listing agent is not using the service do you allow the LA to connect to yours showcasing the home?

Any suggestions would be greatly appreciated.

Teresa - I use my shows in several ways. I create one as a courtesy for the agent for them to use in their marketing efforts. I also use them with before and after photos and include them when I get a request for information. I feel that this is very much a "visual" business and the more we can show a potential client the better. Since the weather is changing I plan to take photos of community amenities in the area where I have staged a home and include them on the RES. Also, homeowner's love them - particularly if they have moved out of the area.

Hello Teresa, we use them several ways.  We send before and after shows, once a home has sold, to Realtors and investors, sometimes to specific offices, sometimes to the entire Real Estate community.  We send after shows to builders (for spec business).  We even create specific message type shows that can go to anyone that you want to drive a point home.  They are great tools for marketing and I can assure you that most people enjoy watching and if you use them repeatedly they can drive familiarity to your business.

Teresa,  I do all that Lynn and Gary have said plus when I send out my two newsletters...one design, one staging, I have photos of my work and direct links to those shows.  I always get positive comments.  I also use them for fun family projects...get to know me information,and other personal things.  Jeff and his company are very creative so when you get an e-mail that they have valentines, st. patrick, christmas etc formats check them out.  You may not use these but you will get ideas.  DON'T be shy above it...if you won't promote yourself who will?  I'm sure that you're proud of your work...so let it shine girl!

Hi Teresa...do BOTH.  However, use them for different areas.  To promote your business, do before and after RES....for the homeowner, do the staged version.  I always think it is silly when I see RES shows with the befores and afters when given to the realtor for use on the MLS.....present your best dressed face when selling a home, no need to see the undressed version!  Have fun with it....I just learned how to do them and they are really fun!  Regards-Kathleen G

There limitless possibilities!  In addition to the above suggestions...you can also do a "Just Moved" show for the sellers....a "Welcome Home" show for the buyers.....let your imagination run wild!  Don't be shy with your work....as Ginger said..."let it shine girl!"

Teresa - Thanks for the shout out. I am honored to have been mentioned as helping you with this!  I LOVE, LOVE, LOVE RES! 

We use them on our website (check out our active staged properties page).  After I create the show I send the links to the agent to use with their marketing. 

Sometimes we'll create a before and after show, particularly if the changes are really dramatic.  We will use the before and afters AND/OR the marketing version in our newsletters (click to see an example). 

Of course I also use them here on AR as marketing tools.  In addition we will use them when prospecting or sending quotes to potential clients as work we've done in a similar price point or with furniture we may be using in their home. 

We have begun requiring that all our local team members create RES for any vacant staging job because it is such a powerful tool.

All great ideas and there isn't anything that I can add except - just make some for whatever purpose and try things out. You get better as you go and look at any that are available to see what you like and dislike about theirs.
