The Denver real estate market has been very active with buyers looking for a deal or the ability to attain sweat equity.       A bank foreclosure is different than a short sale, many times we get an answer within a week and have had an answer in the same day as the offer was submitted!    If the property is in a prime location, and in good condition, you will expect to be competing with other offers!    Some banks are doing improvements and they show pretty well!   



Most bank owned properties don't last long, but interesting to see the days on market have not moved that much over the last couple of years.  The median days on market for the current active bank foreclosure is 70 days (January 2013 was 81 days and January 2012 was 77 days) and the banks have seen 98.5 to 99.4% of list price!     

Some banks will pay closing costs, and very helpful for those first time home buyers (if there are not competing offers)!

Joan: You are absolutely correct. Some banks make improvements on their properties before they list them. Some works are below par though. However, they still look nicer and the prices are competitive. The report is so easy to follow. For that, it is a job well done.

Maria, sold one foreclosure years ago, had NO photos of the interior, just the exterior, and warned the buyers, it would probably look awful, and was SO surprised.
