     The biggest mistake that home seller's make in any market is to over price their home. Many sellers will ignore the comparative market data that their Realtor shares with them in favor of what the feel they "need" to get out of the property. Other reasons home seller's over price their home is that they compare their home price to other actively listed properties that are in the neighborhood. Seller's may say, yes, but my home is much nicer, larger, newer than theirs. Buyers and Appraisers will be looking at the "sold" comparable homes over the past 6 months. Even if you over priced your home and got a full price offer, it might not appraise for the contract price and then the buyer's financing will not go through. All the parties in the transaction will end up frustrated, disappointed and the buyer can't get back the money they spent on appraisals and inspections.

The second biggest mistake home seller's make is making their home too difficult to show. Making buyer's agents give 24 to 48 hours notice, not allowing showings at certain times of the day; not allowing showings because of pets running loose in the house while the seller is at work; not making arrangements for kids after school in case of showings; not keeping the beds made each morning before leaving the house;making the listing agent meet the buyer's and their agent to show the house and other showing restrictions that take the seller's home off the list of homes the buyer's agent will show on any specific day. When a showing gets declined, the home often doesn't make it back onto the list of homes the buyer will see and the best opportunity to sell the home may actually be lost because that buyer didn't get to see it.

The third mistake many seller's make is not decluttering the home prior to putting it on the market. When making your home ready for market, packing away any and all items that are not totally necessary for living or staging the home can be a huge mistake. Buyers need to see the space and imagine their own furnishings and personal items in that space, not yours.

Other items that can ruin a seller's chances of selling their home quickly and for top dollar is refusing to make repairs either before putting the home on the market or during negotiations, not keeping pets and their litter boxes, food bowls and odors out of the house. This does not mean covering up the odors with overwhelming amounts of "plug-ins". Buyers and buyer's agents know when a seller is trying to cover up bad odors.

And lastly, not being willing to negotiate with buyer's with counter offers to offers. In many cases, the first offer is the best offer, so don't immediately refuse the offer. Buyer's will feel the seller out to see what they might be willing to do and often plan to meet the seller half way or pay full price if they really like the home.

When sellers keep all these things in mind when planning to list their Missouri home for sell, they will have a much happier and less stressful experience, sell their home faster and sell it for top dollar!
