Los Angeles CA Arroyo View Estates Homes for Sale and Market Update
This is a summary of Arroyo View Estates homes for sale as of January 31, 2014 with a recap of homes sold for 2013 and a comparison to 2012. All information for this city of Los Angeles community is from our local multiple listing service(mls) as of January 31, 2014.
Arroyo View Estates is a community of single family homes located in the Garvanza District (near Highland Park) within the city of Los Angeles adjacent to the San Rafael Hills area of Pasadena. The zip code for the area is 90042.
Construction of the homes began in the 1960s until the early 1970s. I would describe the architectural style as modern ranch with most of the floor plans single story although there are some split-level models.
The location is very convenient with multiple freeways close including the Arroyo Seco Parkway(110) as well as the Foothill(210) and Ventura(134) freeways.
The hillside setting provides magnificent city light and mountain views from some of the homes.
Just minutes away and you’ll be on York Boulevard where trendy shops and the latest in culinary delights are waiting to be discovered. In the other direction(just to the north) and you can be in Old Pasadena with even more restaurants, shops, entertainment and culture waiting for for you to explore and experience.
There is currently just one Arroyo View Estate home on the market for sale. It is a three bedroom, two bath home with approximately 1542 square feet on a lot about 6550 square feet. It is currently priced at $620,000. Inventory of homes available for sale in the neighborhood has been low and in 2013 there were just five transactions according to mls statistics. The sales ranged in price from $426,000 to $676,000 with an average sales price of $518,980(median sales price $488,000). The homes sold for an average of 103.41% of list price. The average price per square foot was $301.11.
In 2012, there were nine sales. The sales ranged in price from $155,000(a fixer with major foundation issues, a teardown) to $917,633(an unusually large home for the area - apx 3189 sq ft incredible view home). The average sales price for the year was $508,909(median $488,000 again). The homes sold for an average of 114.06% of last list price.
Arroyo View Estates is an affordable alternative to some of the area’s more expensive adjacent areas notably the San Rafael and Linda Vista neighborhoods of Pasadena. While it may not have the cache of those neighborhoods, the location is still top notch in my opinion.
