Home Buyers & First Time Home Buyers:  There are comfortable and uncomfortable questions for Home Buyers, this one is easy and very important.  The very first time you speak with or meet a Real Estate Agent, simply ask who they represent?  Do they represent You as the Home Buyer, or the Seller?  All Real Estate Agents expect this question.  It’s always easier and better for both parties to establish loyalties and what you can expect from each other from the start of your relationship.  You owe it to yourself to have an expert represent your best interest during your search, negotiations and advice for other Real Estate professionals; such as Home Inspectors, Mortgage Brokers & Real Estate Attorneys.

A Buyer’s Agent will clarify their allegiance to you as follows:  A. They must specifically state that they are representing you, the Home Buyer; B. Enter into a Buyer Brokerage Agreement and C. Every Home Buyer and Agent must sign a New York State Disclosure Form for Buyer and Seller, reflecting they are acting on behalf of the Home BuyerIf these issues are not addressed, then by default, the Agent is working to get the Highest price & best terms for the Seller.  Clarify this before viewing properties.

Who pays the Buyer’s Agency fee? For all property listings extended through the Multiple Listing Service of Long Island, MLSLI, (most properties in Port Washington, Sands Point, Manhasset, Great Neck, Kings Point, Glen Cove & Roslyn Heights, NY), the Buyer Agency Compensation is paid by the Seller, through their MLSLI exclusive listing agreement, at the closing from the proceeds of the sale.  The commission is the same, so contact William Bodouva, ABR* to be your Buyer Representative.
