Didn't You Tell Your Buyer It's a Sellers Market

I have an affordable single story home in a very nice neighborhood in Thompsons Station for sale. It get's lot of traffic, in fact it's averaging a little over 2 showings a day for the last 3 weeks. I've had 7 offers on the property, and the last three were on the same day. It's now under contract.

My point is this, I had several offers that were based on comps from last summer, and the buyers didn't understand why my sellers wouldn't take the deal.No they didn't have any current comparables for the property because these homes rarely become available.

They did not understand what a sellers market is. The prices will always go up in a sellers market, and if you don't want to participate, that's ok, but at least make an effort to understand what's happening in the market.

Ok. I'll stop ranting now.

Good morning, Larry. Congratulations on the contract! Let's hope that the comps work.

I blame the agents, obviously. They need to set expectations for a multiple offer situation.  :(

Wow, what a cutie pie. Well written pOst, too. Makes you realize that you need to do your CMA homework!
