Kingsbrooke Townhouse Report: November 2013
This report Kingsbrooke Townhouse Report would normally have been published in December. Unfortunately, December swept me off my feet and this report was forgotten until now. I whole heartedly apologize for that. So let's see what happened in the Kingsbrooke townhouse market in November. We'll compare to last month (October 2013) and last year (November 2012.)
TOWNHOUSES FOR SALE IN KINGSBROOKE
3 Listings were Active: All Regular Sales
Since there were no sales of Kingsbrooke townhouses during the same reporting period last year, we only have month to month comparisons in this column. The high list price increased nearly 2% and the low list price decreased by nearly 2%. Talk about counterbalance. The average list price was up less than 1/2 of 1% since last month.
TOWNHOUSES UNDER CONTRACT IN KINGSBROOKE
4 Listings were Under Contract: All Regular Sales
There was a good amount of Kingsbrooke townhouses that were under contract in November, just like there had been the year previous. However, last month there was only one. In cases like these we'll compare averages. The average list price at time of contract was up over 7% compared to last month and up over 22% since last year. The average marketing time was only 2% longer than it had been last month and was 148% longer than it had been last year. Seems homes are taking longer to go under contract.

No Listings Sold
For the second straight month, there were no Kingsbrooke townhouse sales. As an agent active in the Bristow real estate market, I can assure you it wasn't because buyers stopped looking during the holidays. We'll have some sold information in the December Kingsbrooke Townhouse Report.
