Kingsbrooke Single Family Home Report:  November 2013

These reports for Kingsbrooke single family home values are put out by me like clockwork.  However, December got the best of my brain and this report for November fell through the cracks.  Well, let's take a look at what happened to the Kingsbrooke single family home market, and how it compares to last month (October 2013) and last year (November 2012.)

Single Family Homes For Sale in Kingsbrooke, November 2013

There were the exact same number of active listings at the close of November as there had been at the close of October.  However, because there were no active listings in November 2012, we'll only have month to month comparisons.  The high list price was down 6.5%; the low list price was down over 2%.  The average list price was down 4.5%.  Of course, list prices are suggestions, so the true market value will only be found in the sold column.

Only one single family home listing in Kingsbrooke was under contract in November.  That makes it impossible to compare highs and lows, so we'll stick to the averages only.  The average list price at time of contract was up a little more than 1/5 of 1% since last month and up over 10% since last year.  The average marketing time was 53% shorter than it had been last month and 40% shorter than it had been last year.  This seems to be a good trend.

Chris Ann Cleland, Kingsbrooke Real Estate Agent, 703-402-0037With two Kingsbrooke homes going to settlement in November, but only one making it there last month and the same last year, once again we'll have only averages to compare.  The average sold price was down just over 1% since last month, but up 13% since last year.  The average marketing time was 100% longer than it had been last month and 8,400% (84 days) longer than it had been last year.  All in all, taking the year to year increase, this is not bad news.
