This is a summary of Parke Victoria condos for sale and a recap of the sales in the Monrovia California complex for 2013 with a comparison to 2012. All statistical information is from our local multiple listing service(mls) as of January 31, 2014.

Parke Victoria is a condominium complex located adjacent to Old Town Monrovia on West Lemon Avenue. The 54 residences consist of one and two bedroom units built in 1985. The complex is gated and is built around an open landscaped courtyard. Parking is in a ground level controlled access garage.

Just steps outside Parke Victoria, you’ll be in the hub of activity with a variety of independent and unique shops and restaurants along Myrtle Avenue. It’s also home to the Krikorian Premiere Theater complex plus the weekly Friday Night Family Festival.

Monrovia is located just east of Pasadena off the Foothill(210)and just west of the San Gabriel River(605) freeways with the San Gabriel Mountains as a pretty backdrop. In 2015, the Gold Line light rail extension will come to Monrovia with a station.

The units at Parke Victoria offer efficient floor plans with high ceilings, in-unit laundry connections and balconies with some offering loft areas. On Friday, a unit came on the market - a two bedroom, two bath unit with approximately 1081 square feet is offered for sale at $380,000. In 2013, there were four sales in the complex ranging in closed price from $280,000 to $340,000 with an average sales price of $319,250(median sales price of $328,500). Each sale in 2013 was a two bedroom(a mix of one and two baths). Each sold in excess of list price with an average sales price 104.92% of last list price. The average price per square foot was $338.57.

Parke Victoria on West Lemon Avenue in Monrovia In 2012, there were just two sales in the complex - a short sale for $275,000( a two bedroom/one bath in October) and an upgraded one bedroom for $235,000(in January of that year).

Hi Roger - madras shorts are rarely a problem at certain times of the year and in certain venues - although the acessories always better. That said - no more plastic glasses.

Dale - it's a very nice alternative for those who want that right mix of a suburban meets urban feel in a condominium environment.

Dorie - Monrovia is a separate city about 15 minutes(depending on time of day and "luck") east of Pasadena but has a lot of the architectural charm of its bigger neighbor. There's a good balance of small town charm, employment centers(Trader Joes is headquartered here as well as others) and lots of things to do.

Jon - thanks very much. Old Town Monrovia has a lot going and the backdrop of the San Gabriel Mountains adds to the ambiance.
