A Home Sale To LOVE! First Time Home Buyer, Delightful Young Woman.
There were so many things to LOVE about this transaction. I'll recount a few just to describe the many factors that it takes to bring a transaction together. But first:
What does a first time home buyer need? Information in small doses and a lot of guidance.
Many years ago I learned that first time home buyers are often reluctant to ask a lot of questions, For some reason, they "don't want to bother the agent". This notion must be dispelled at the first meeting. In addition to the required disclosures and consumer's listing reports of homes we're going to preview, I also provide the home buyer with a folder containing articles that I've published explaining:

WE'RE READY TO TOUR HOMES FOR SALE
When we meet, we review the listing reports of the homes I selected to tour in addition to any the buyer has sent or telephoned about. Depending on the home buyer's time frame, we want to focus on homes that can close within that time. I have cautioned the home buyers about last minute listing additions because it's important that I have an opportunity to research the homes we're going to tour and that proper appointments are made and online disclosures reviewed.
LET'S TOUR SOME HOMES FOR SALE!
So, I collect the home buyer and off we go to preview our already narrowed selection of active home listings. I prefer to pick the buyer up at their home if it's in the general area and I'll deliver them back at the end of the tour. Throughout the day, I encourage the buyer to ask any questions about the homes we tour or anything else when a question arises.
NEVER RUSH A HOME BUYER TO MAKE A DECISION
Clearly, in a fast moving market, we've reviewed the latest market report for the area of our search so the first time home buyer will understand the importance of how the market works. Understanding the Days On The Market is critical. I also caution them that, if they LOVE a home, in all likelihood, someone else may LOVE that home.
So, while I'm prepared to continue a home search, once we see after a couple of weeks of concentrating on ACTIVE listings, the homes the home buyer likes are going under contract, they'll then understand and with a little guidance, the importance of making a decision.
DON'T BE AFRAID TO ASK THE BIG QUESTION. When a first time home buyer says, "I really like this home", my first words are "Would you like to make an offer?"
